Basic Steps of Kitchen Renovation in Ottawa

Few home improvement projects provide more benefits—and more headaches—than a large kitchen renovation project. Hiring a general contractor to oversee a large project that extends the kitchen area may quickly push expenses into the six-figure level. In addition, if you have the fortitude to do the work yourself, it may take months to finish, and you may have to live without a kitchen for a significant part of that time. On the other hand, a beautiful new kitchen can make your house more attractive and enhance the equity worth of your real estate, as few other renovation projects can. In addition, a fantastic new kitchen will be the focal point of family life and maybe the focal point of social events. A completely renovated kitchen is unquestionably a job worth the time, money, and effort, and you may avoid feeling overwhelmed if you thoroughly grasp the processes involved before you begin.

Assess Needs and Wishes

Many kitchen renovation projects disappoint homeowners or surprise them with the expense simply because they did not take the time to decide what they wanted and what they could afford.

Needs vs. Desires in a Kitchen Renovation

Begin by considering what recurring issues you have with your existing kitchen. For example, is it a case of not having enough room to cook efficiently? Is there a lack of storage room for food and dishes? Do you have a shortage of eating areas? Are the appliances outdated or ineffective? Or does the kitchen make you cringe because it’s so old and dingy? Make a priority list of the features you want in your new kitchen, ranking them in order of significance. Again, it’s helpful to differentiate between necessary components and those that are just desirable.

Renovation Reality Check

Face the two realities of a kitchen renovation project early on in your planning: the practicalities of the job and the cost involved. If the work is done by subcontractors who a general contractor oversees, you will have strangers traipsing through your home, creating noise and mess for weeks, if not months. On the other hand, if you intend to perform the work yourself, the downtime for the kitchen will almost certainly be considerably longer—and do you have the time and DIY abilities to do so?

Kitchen Renovation Resale Value

Consider the cost-benefit assessment of a new kitchen. If you want to stay in your home for a long time, a dream kitchen may be worth the expensive expense since it will serve as a practical and appealing family area for decades. However, if you are an empty nester planning to move to a smaller house within the next five years, surface-level kitchen remodels may be the most practical choice. A kitchen is a very personal area, and your vision of an ideal kitchen may differ significantly from that of the next owner. Kitchen renovations often repay a significant part of their investment in increased home equity—but not always.

Hire a Kitchen Renovation Contractor in Ottawa or DIY

Hire a Kitchen Renovation Contractor in Ottawa or DIY

Whether you designed your kitchen yourself or worked with a design expert, after you’ve decided on a layout and developed drawings, it’s time to make the critical choice on who you’ll employ to push those thoughts a reality. There are three choices: Hire a GC (general contractor). These are often builder/construction companies that specialize in handling large projects from inception to completion. They may vary from tiny businesses with two or three workers to big corporations with hundreds. The GC’s commission ranges from 15 to 25% of the overall project cost in big companies. Smaller general contractors are often owner/operators, with the owner doing most of the work himself, perhaps with one or two staff carpenters, and then subcontracting out specialist work such as wiring, plumbing, and tile installation. An owner/operator contractor with a solid track record is an excellent option for a kitchen renovation job since their overhead costs are often considerably cheaper than more prominent companies. In addition, these smaller contractors usually do not charge a commission since their expenses are included in the total project estimates. Do it yourself. On the other end of the scale, you may perform all of the hands-on labour yourself. This is a viable option if you are a seasoned DIYer who is well-versed in all of the necessary skills and have lots of free time to do the job. However, since kitchen renovation is a large job, this is not a choice for the faint of heart. It is not unusual for a do-it-yourselfer undertaking a large kitchen renovation to find oneself a full year into the project, with the completion date still months away. On the other hand, a competent DIYer may reduce the project expenses by half by performing all of the labour themselves. Hire your subcontractors. A workable solution is to operate as your general contractor, identifying, employing, and overseeing specific subcontractors (carpenters, plumbers, electricians, flooring specialists, and so on). This may save you a lot of money compared to a GC-managed project, but it takes a lot of work to manage the workflow and oversee the different subcontractors. However, one benefit of this method is that you may opt to do part of the work yourself to save money. For example, you could perform the demolition yourself, then hire carpenters to handle the framing, wiring, and plumbing, and then install the flooring and cabinets yourself.

Building Permits

It’s time to file for permits when you’re ready to employ a general contractor or start the job yourself. Permits must be acquired from a variety of authorities. Your city or county may administer electrical, plumbing, and construction permits. Any work involving water supply and drainage may additionally require a permit from your water provider. A general contractor will acquire the necessary permissions if he is in charge of the remodelling. Begin by contacting your local municipal or county permission office if you are doing it yourself.
